Greystar reaches $7 million settlement with nine US states over algorithmic rent-setting

( November 19, 2025, 16:24 GMT | Official Statement) -- MLex Summary: Attorneys general for California, Massachusetts and Colorado announced that a bipartisan coalition of nine states reached a $7 million settlement with the nation’s largest landlord, Greystar Management Services, to resolve allegations that it participated in algorithmic price-fixing by using software sold by RealPage. The settlement is subject to court approval and requires Greystar to pay $7 million in penalties and fees to the states. Greystar must also refrain from using any anticompetitive algorithm that generates pricing recommendations using its rivals’ competitively sensitive data or that incorporates certain anticompetitive features. It must also refrain from sharing competitively sensitive information with competitors, accept a court-appointed monitor if it uses a third-party pricing algorithm and also refrain from attending or participating in RealPage-hosted meetings of competing landlords, the statements said.Statement follows below.
